Apply Online/Selection Process
When you have viewed and found a property you would like to rent you can apply online here
You will need at least 3 references, including work and previous landlord along with your photo id and approval to complete credit checks.
Your application will be processed, references contacted and credit checks run – if you are the successful applicant you will be contacted and offered the property and a time will be made to complete and sign Tenancy Documents.
Standard Move in costs are:
*Note: Rent in advance is not held until the end of tenancy like bond, your 1 week in advance covers your 1 week of tenancy think of it as buying groceries – you have to pay before you eat….

Moving into the property
Upon move in you will be given a full Initial Property Inspection Report – this will be left with you to go though as you move in and add any items that you feel a necessary. Then signed off and returned.
Inspections
Inspections are completed every 3 months. You will be contacted the week before by email and advised timing of the Inspection – you are welcome to be there however if you are unable to be home during the inspection please advise by email or leave a note of any issues or maintenance items that have come up.

Repairs and Maintenance
Tenants are responsible for advising any damage to the property.

Note: Urgent repairs are usually things that could cause injury to tenants or damage to the property i.e. burst pipes, electrical shorts
If a repair is reported which turns out to be caused by neglect from tenants or visitors then the tenant will be responsible for the payment of the account e.g. toilets being blocked due to foreign objects.
Please note: If things break it is your responsibility to get fixed. If things wear out it is ours.

The most important ones are included in your Residential Tenancy Agreement which we will go through and discuss on sign up.
Ending a fixed Term Tenancy Early
If you have signed a lease for a set period, you will be responsible for the rent for the entire period however if your circumstances change and you need to break your lease you will need to advise as soon as possible.
You are still responsible for the rent until suitable replacement tenants can be found and will be charged reasonable costs required to find a suitable replacement as follows which will include an early break fee, Advertising the property on Trade me TradeMe.co.nz's property fee calculator and costs of credit checks .

End of Tenancy
The terms of your Tenancy Agreement require the property must be left in the same condition as at the commencement of the Tenancy (fair wear and tear excepted).

- Rent is paid up to the date of termination of the Tenancy.
- Personal possessions and rubbish have been removed from the property.
- The house has been left clean and tidy especially whiteware, carpets, curtains, windowsills and woodwork. Stove must be cleaned. See end of tenancy cleaning check list here.
- Lawns and grounds are tidy and well maintained, as at the commencement of your tenancy.
- All Keys are returned.
Final Inspection/Bond Refund
A final inspection will be carried out as soon as possible upon receipt of the keys to the property.
Provided that the terms of your tenancy agreement have been adhered to the bond will be refunded by the Bond Processing Centre.
Where the property requires additional cleaning, maintenance, or there are any breaches of the Tenancy Agreement, etc, the cost will be deducted from the bond and could cause a delay in refunding the balance.
